Executive summary

A thermal spa resort including a large contemporary water park, a high-class hotel with an apartment village and a wide range of additional activities and benefits, such as thermal and mineral water use, organic food production, healing (medicianal) herb growing, footpaths for hiking, cycle lanes, agritourism, golf courses and similar facilities. The spa centre will be located in Benedikt, a village and municipality in north-eastern Slovenia, close to the border with Austria, in the vicinity of Maribor, Slovenia’s second biggest city, which has an international airport.

Current status

The project has been conducted and managed by our experts from the basic idea to its current phase. The parcel of 81,372 m2 and the spring/well have already been purchased. The spring Be-2 with thermal water erupts from a depth of 1,857 m with surface temperature of 72°C and the flow of 15 l/sec. The feasibility study has been prepared (by Vamed), the project drawings (PGD) and the documentation regarding the well has been made, other studies, analyses and spatial documentation have been carried out. The documentation for the issuance of the building permit(s) is complete.

Investment opportunity

There is an opportunity to purchase and finish the project, due to the need of liquidity to finance other projects by the developers. The developers are able to offer expert leading of the procedures, such as upgrading project documentation to implementation project documentation, consulting for obtaining concessions for the use of thermal water, consulting in the field of utilization of alternative sources of energy and designing structures in connection with rational use of energy, consulting for preparing optimal study of economical justification of the project implementation and consulting for acquiring grants from EU structural funds as well as mediation of contacts and information.

Investment required

The developer is prepared to sell the project for 5.0m euro. Until the recent phase 4.98m euro were invested, and the project is about to cost further 42.4m euro to finish. The entire project cost is therefore estimated to be 47.2m euro, with ROI and ROE after 20 years, NPV of 1.5m euro and IRR of 6.3%.

Likely percentage of bank finance available

Negotiations are taking place with some state owned banks to provide 40% LTV.
